Beyond finding the right frontage, the work is logistical and relational: arranging financing suited to a second home, coordinating travel and closings around a working life in the Cities or out of state, understanding how a purchase fits a larger plan, and making certain the property is cared for in the months you are away. Lakeshore Broker keeps a small, trusted network of lenders, attorneys, inspectors, caretakers and trades across the Brainerd lakes, and we make the introductions quietly on your behalf. We connect new owners with established caretakers and lake-service firms who handle dock and lift installation and removal, shoreline and grounds upkeep, winterization, snow management and routine check-ins. The aim is simple: you arrive to a property that is ready, and you leave knowing it is looked after.

Do you charge for these private client services?

No. Financing, relocation, caretaking and contractor introductions are part of representing you as a buyer, and we do not accept referral fees from the lenders, trades or service firms we recommend. Our compensation comes through the real estate transaction itself, which keeps our introductions honest and in your interest.

Can you really help me buy if I live out of state or in the Twin Cities?

Yes. A large share of our clients buy from the metro or from out of state, and the process is built around that. We preview properties, send detailed walk-throughs, schedule showings around your travel, and coordinate inspections and closing so that you can often complete a purchase with one or two well-planned trips, and sometimes from a distance entirely.

Do you give tax, legal or financial advice on a 1031 exchange or second-home mortgage?

No, and we are careful about that line. We understand how these matters affect a lakeshore purchase and we coordinate closely with your CPA, attorney, qualified intermediary and lender, but the advice itself comes from them. We make introductions and keep the transaction aligned with their guidance.

How does off-market sourcing work?

Tell us what you are looking for, by lake, frontage orientation, bottom type, year-round versus seasonal, and a budget, and we draw on long-standing relationships across the Brainerd lakes to quietly identify owners who might sell.
