On the Gull Lake chain, the Whitefish Chain, Pelican, and Crosslake, value lives at the water's edge long before it reaches the house. Two properties with identical square footage can sit a wide margin apart on price because one holds a hundred feet of hard-sand walk-in frontage with western exposure and full-chain boating access, while the other looks onto rock bottom, a north-facing bay, and a steep bank to the dock. An automated estimate reads the tax record and the floor plan; it cannot read frontage quality, orientation, bottom composition, or how the late-afternoon light falls across the lake from your shore.
