Walk the shoreline, assess the frontage

We begin at the water. Frontage footage and orientation, hard-sand versus rock or muck bottom, depth at the end of the dock, exposure to prevailing wind and afternoon light, elevation and DNR shoreline setbacks, full-chain boating access — these are what a serious lakeshore buyer weighs, and what we read first to understand what your property is genuinely worth.

Prepare the property and the dock

We advise on what to ready before the market sees it — the shoreline cleared and the dock set, the lawn and approach to the water shown at their best, septic and well records gathered, surveys and any DNR or aquatic-plant permits in order. Quiet preparation now prevents friction later, when a buyer's diligence turns to the things only lakeshore raises.

Photograph the water and the light

Lakeshore is sold on the view from the dock and the way the lot meets the lake. We commission considered photography timed to the right light, with drone and on-the-water perspectives that show frontage, orientation, and the property's standing on the chain in a way ground-level images never can.

Price to the bay, not the algorithm

Automated valuations treat a deep hard-sand south-facing point and a shallow weedy north shore as the same waterfront. They are not. We price from comparable sales on your specific lake and bay, the qualities of your frontage, and what informed buyers are actually paying on the chain — a number that holds up under scrutiny rather than invites it.
